We Say

This is a spacious, recently constructed, detached 4 bedroom property sitting in 5.2 acres of land. Situated on the edge of Llandysul town in a really convenient location within walking distance to most amenities. The land is gently sloping and would suit horses/ponies or other animals or be ideal for the keen gardener who would like to be self sufficient! The far reaching country views to the rear are beautiful and can be enjoyed from the property's sun room and outdoor decking area.

The Owners Say

We built this property a few years ago and love the location. Its convenient for all local amenities and the rear of the property overlooks beautiful open countryside. The sunsets are spectacular! There are barns two paddocks to the rear which are accessed down the side of the property and road access is not an issue as we are not down a long farm track!

Come On In

The property is accessed via a UPVC double glazed door into the good sized entrance hall, with stairs to the first floor and doors into the lounge and sun room, which benefits from lovely far reaching country views to the rear, and the kitchen/diner, which is in need of some finishing off in places. The kitchen again benefits from beautiful, far reaching views to the rear. The kitchen is fitted with some base and eye level units, LPG gas hob, double electric oven (one with a grill) with extractor over, ceramic sink, space and plumbing for dishwasher. A door leads out to the utility room which has more useful units, stainless steel sink and space and plumbing for a washing machine, door to the downstairs shower room, and a UPVC double glazed door leads out to the rear decking area.
On the first floor are 3 double bedrooms, (bedroom 1 and 4 benefit from good sized built-in wardrobes), a single bedroom (currently being used as a study), and a family bathroom which benefits from a bathroom suite and power shower. This room also benefits from additional space to the sides which could be utilised as extra storage space.

The property is in need of some finishing off in places and would make an ideal family home.

Step Outside

To the front of the property is parking for 3-4 cars, with a gate to the side giving vehicular access to the rear of the property and land. There is a static caravan to the front (which the current owners lived in while building this property) which could be replaced to offer additional guest accommodation if needed.
Next to the oil tank wooden steps takes you up to a sheltered decked area which can also be accessed via the sun room and utility room. A great area for al-fresco dining and taking in the beautiful views! Further down to the rear is an outbuilding which could be utilised as a workshop or a stable (with a bit of reconfiguration), more stables and store sheds. The land is split into 2 paddocks with gated access, these are tree lined on the borders and offer far reaching views over the surrounding countryside. There is also an area with fruit trees.
The property is accessed off Heol - Y - Gilfach road which offers easy access into the town of Llandysul.
